Sui Gas housing scheme Phase 2
Sui gas housing scheme is one of the best housing societies and is proved to be a lesser budget as compared to DHA Lahore. Sui gas housing society phase 2 was launched to meet the unmet demands for the plots in Phase 1. This project has many rumors and updates while its last update had been almost a year ago that was basically the price analysis of plots in both phases of the scheme. There have been a lot of changes occurring after that announcement or update. So, here is the latest update on the project.
It is located just after Raiwind road, on Sharif Medical city road. The location is really attractive as it is away from the main city and the access was not so convenient. But these factors don’t impact adverse effect on the society because the society is situated among other housing societies like Bahria Town, AWT phase 2, NFC phase 2 and Beacon house society.
Meanwhile, the Lahore ring road which takes a charge for the Scheme more to be connected with the rest of the city has been completed up to the point where it crosses Fazaia housing scheme. So, most of the concerns regarding this housing scheme are satisfied with its development.
Project Features and Value:
All the roads have been completed and each block has its own water tank. The central part of society is situated in D Block and that is under development area right now. Its landscaping is almost complete while rest work is being done. A huge mosque is in plans to be constructed in E block work is said to begin soon. If we talk about utilities like Water, Gas, Electricity then let me tell you that these connections are available in the blocks and will be provided when owners apply for possession and begin construction.
For blocks A and B, the possession is made available. Moreover, the development is also complete but the commercial areas have not developed and completed yet. There is a big issue countered that Bahria town’s commercial area is conveniently accessible from Sui Gas Phase 2. Similarly, those houses in the Blocks A and B whose foundations have been laid have not begun so far.
The prices have increased extremely over a couple of years due to some factors like availability of possession, development of the society and the construction of Adda plot.
The prices of 1 Kanal plots are between PKR 33,00,000 and PKR 45,00,000 two years ago. But the prices have now fallen between PKR 48,00,000 and PKR 77,00,000.
Similarly, the prices for 2 Kanal plots ranged between PKR 10,000,000 and PKR 11,000,00 but the prices now ranged between PKR 12,000,000 and PKR 15,000,000.
The major activities in Lahore are currently slow because of the new tax regime that makes the market future very uncertain. Moreover, There is no concern on short-term investment nowadays due to that reason. The real price valuing only depends on the availability of all the amenities and facilities they promised and these are required to attract genuine buyers so that construction of houses are able to start.
