    I invest in residential properties, because there are more of them, it is easier to buy them below market and I know residential better than I know commercial.

    Valuing residential properties based off the sales of other residential properties is called the sales comparison approach. Most commercial properties are valued using the income approach, which is much more complicated than the sales comparison approach.
